California Senate Bill 721 requires mandatory inspection and repair of exterior elevated elements on any multifamily building with three or more units. Balconies, decks, stairways, walkways, and landings must be inspected by a licensed professional — and any deficiencies repaired — on a recurring six-year cycle.
- Applies to all multifamily buildings with 3+ units in California
- Inspections must be performed by a licensed architect, structural engineer, or qualified contractor
- Deficiencies identified must be repaired within 180 days
- Non-compliance can result in local enforcement agencies ordering the building vacated
- Documentation of all inspections and repairs must be maintained on record
